I need to find a new office in Vancouver

Clark County said no-no to my new office in a ML Light Manufacturing Zone. Turns out you can manufacture anything you like in this zone except firearms.
I need MH Heavy Manufacturing or IR Railroad Industrial zone.

Any ideas on a spot in Vancouver?
I just need a small office for under $400 mo.

Coctailer - I always thought it odd that you have to be in an industrial zone for an 07/02 where a mill, drill, lathe, welder and a grinder make up most of what you use yet many light industrial places make way more noise and pose more risk. when I had my FFL I did have shop space in a heavy industrial space, but did a good bit of the work in my garage - The one thing I always did at the shop was finishing so I didn't have neighbors turning me into EPA / fire dept for spraying gunkote, etc.

Ya, it doesn't make much sense.
Bureaucracy has never been something I understand.

I don't even need a large shop, just maybe a 200sq ft office since most of my manufacturing is done by contractors off-site.

How about East Ridge Business Park? It's at NE 99th Street & 117th Ave/Hwy 503. I work out there and there are plenty of vacancies.
