I'm finally taking the plunge on getting my ffl in rural Clark County, Washington. I have 5 acres with a house and a shop. Eventually, I plan on getting my SOT as a manufacturer, but I'm starting with FFL. I do have an "ffl mentor" who is also an sot who has shown me the basics of getting started. I live on 5 acres zoned r5, outside city limits and outside growth boundary. Purpose for ffl would be gunsmithing and transfers to select clients. I plan to do transfers, but I already specialize in low-light night vision and thermal optics, so that will definitely be part of the business.

I do have an LLC, actually a few of them, but I'd like to get set up as a "home business" with my LLC with a view to getting a separate address for my barn, such that I can list the barn address as my "place of business" on the ffl. Yes, I'm aware that the barn needs to be secure and I have access to safes, security systems, locking gates etc.

Has anyone in Clark County, WA outside city limits and urban growth had any luck with getting a separate address on a structure for a business?

like 10 years ago, my go-to local home based FFL stopped his business. because he said he was not able to afford all the new rules that ATF demanded.

i know some home ffl's, so i'm aware of what he pays and i'm making a run at it.
