I'd argue 95% of home owners "prepped" for the housing crash just in the way they lived.
Which is why a significant number of them lost their homes during the crash, as well as the implosion of many banks which saw them as "sound" investments.
While I don't know whether they're bundling sub-prime mortgages again as investment instruments, I can say they're still making crappy loans.

Been there, done that, and didn't like it. The stress was the worst part. There have been times when we could have been living higher on the hog, but instead we put that $ into savings. When we were both working we saved every $ over immediate necessities. At this point we are retired with the only debt being the mortgage. We live on 1/2ac. in bucolic tranquility and pay less on the mortgage than the average rent on a small apartment in The Great Blue Cesspool. We have acquaintances who spend a lot of $ on booze, tobacco products, and other expensive habits. Then they can't make a payment that they knew was coming, like property taxes, and had to take out a payday loan. :confused:

No, I haven't. Absent a bounty on heads what would you do with a full size pickup bed full of them? You would only need a few on stakes for NO TRESPASSING! signs. Any more than that just becomes reeking carrion that you have to dispose of.

The crash occurred immediately after we signed the papers to buy this splendrous semi-rural estate, immediately conferring negative equity. However, we realized that we still needed a place to live, and what could we do about it other than ride it out? So now we have a place to live that beats the Blue Cesspool and the Great Disaster of '08 is just a nasty memory.
