And it uses p226 pattern mags. I am thinking hard about jumping on this. Models with optic cut are around $275 elsewhere.

Probably because it's the same quality of parts and assembly as a $500-$600 gun. I'd guess it's only $220 because labor is so much cheaper in Turkey.

True. If you happen to have Sig P226 magazines then you're set. Other places charge more for the Tisas with 10-round magazines, but most places will just take the mags out of the box before they ship if they're high-capacity.
