We flew into Panama City Beach Thursday to hopefully procure a property near our lifelong friends hacienda near Chipley to spend the rest of our lives.
There are many people here tryin to make bank on their properties before the market rights itself, lotsa lipstick on a turd places out there that we backed out of the driveway without setting foot on the property. Also had a supposed good realtor set up with a list and all he did was jerk us around after showing us just one house. cussing.gif cussing.gif cussing.gif

Was shown a beautiful 10 acre property Tuesday and another one today that has both of us hopeful and with mucho prospects, wish us luck!

We made an offer just now on the second property we looked at. thumbsup2.gif

Congrats!! Don't forget, your building or house or whatnot needs to have thicker studs every so often (3x6) for shear resistance for the FL hurricanes, as well as great drainage and weatherproofing 👍👍. You can ask the county clerks for a copy of codes to follow/improve on and make sure your contractors or construction crew don't screw/jerk you around with cutting corners and mistakes.

Yep, getting all that paperwork tomorrow. Years ago I saw the various stages of hurricane requirements on my brothers house, quite extensive to say the least.
Yep, thing about this deal is somebody else is gonna have to deal with all that crap, I rarely pick up a hammer anymore.

Fishin, Holy Crap is there some Fishin down there in them parts, ya gonna need a Carolina Boats center console with a couple big tillers out back, and plenty of beer storage in the live wells!

Good Luck Jim! I've got a high school friend who is making the jump to Panama City soon to do the same thing. Spent quite a bit of my time there in the early 80s stationed near at Hurlburt Field home of the 1st SOW.

Mayhaps consider some typo of concrete construction? Given hurricanes & such.

Supposedly they have pretty decent insulation factor ratings too. So, lower cooling costs over time/better comfort.

To a certain extent I'm gonna miss the PNW, people, family, brothers from another mother, but otherwise I won't miss it.
The other day at a gas station I asked one old guy if there was any fish in the lakes in this area, he just answered with a Pffttttt!!!. :s0140::s0140::s0140:

I'm eyeing a pontoon boat with 2 tops, live scope FF (yeah it's like cheating but WTH) electric trolling motor and a cocktail beverage area. :D

Yeah, there are lots of things I miss, but the general population, stupid government, and big taxes not so much. We lived in the same county.

I'll still be active on here but not super active as there is much research to do on dwellings.
I've lived in mobile homes before but I am not too keen on them nowadays. I'm going to check out a barndamonium.
Anyone have a link to a civil/mechanical CAD program that is reasonably priced? I spent 2 years retraining in that field but could never get hired cause I was deaf & an old fart…

It's got a huge building site that will still have decent shade throughout the day. That right there will save my life since wife beaters, shorts and flip flops will be the order of the day in summer temps.
That last pic where the burn site is will eventually be a pond since that's where the runoff goes.
